One Year Lease Theater Company believes in the power of creating theater, building community, honoring a chorus of diverse voices, questioning our past, and re-imagining our future.

Who We Are

Founded in 2001, One Year Lease Theater Company (OYL) is a professional theater company based in New York City with a one-of-a-kind International Program. We are an artistic fulcrum around which theater, education, training, and inspiration spins. OYL is our home, a site of artistic pilgrimage, a creative lab for experimentation and risk-taking, and a harborer of community and collaboration.

  • Artistic Director

    Ianthe Demos is a founding member of One Year Lease. Ianthe’s directing work has been described as “dynamic” (Charles Isherwood, The New York Times, Critic’s Pick) “theatrical witchcraft” (Scott Brown, New York Magazine), “riveting theater” (Ed Siegel, Boston’s NPR), “playfully poisonous” (Terry Byrne, Boston Globe), “a gleaming portrait of our collective contemporary existence” (Andy Propst, American Theater Web) and “a celebration of theatrical energy” (Gerald Berkowitz, The Stage). Interested in the intersection of theater and education, Ianthe is a full-time professor at PACE University and has served as a guest director and teacher at Vassar College, Harvard University and PACE. Ianthe is also Vice President of Selby Artists Mgmt. Ianthe divides her time between Greece and New York City.

  • Movement Director

    Natalie Lomonte has toured extensively with Momix, Pilobolus, Chase Brock Experience and Parsons Dance. Danced with Liza Minnelli in Sex and The City 2. Dance supervisor and original cast member of Spiderman: Turn Off the Dark. Choreography includes 44th National Day Abu Dhabi (live broadcast stadium show), New York Spectacular starring the Radio City Rockettes (assisted Mia Michaels), Alter Ego (San Francisco Dance Film Festival Award).

  • Associate Director

    Leon Ingulsrud is a Director, Actor, Teacher and Writer who has spent his career in ensemble theater companies. Former member of the Suzuki Company Of Toga in Japan, and the SITI Company in New York, Mr. Ingulsrud has been working with One Year Lease Theater Company since 2016, where he has performed in Pieces of the Moon and Kissing The Floor. He is also on the faculty at Long Island University where he teaches acting and directing. In addition to directing, acting and teaching, Mr. Ingulsrud has translated for English publication or production, over a dozen Japanese contemporary plays. He works with such organizations as The Japan Society and The Park Ave Armory to provide translation services for Japanese language performances in the US. His directorial work has been seen all over the United States as well as internationally. As a performer he can be seen in featured roles in AMC’s acclaimed western series Hell On Wheels, as well as the hit game Red Dead Redemption 2.

  • Associate Artistic Director

    Nick is a theater and film director, actor, writer and the Co-Artistic Director of One Year Lease Theater Company. He has been developing new plays with playwrights and ensembles for over twenty years, as well as leading and designing workshops, readings and extended development processes. With OYL Nick’s work has been described as “fiery and fantastical” (Eric Sundermann, The Village Voice), “vividly acted” (Charles Isherwood, The New York Times, Critic’s Pick) and “humorous and touching” (Andy Propst, American Theater Web). NYC Directing credits include “Eat The Devil” by Nadja Leonard-Hooper & Dan Nuxoll at The Tank; “BALLS” co-directed with Ianthe Demos at Stages Rep Theater Houston TX and Off-Broadway at 59E59; “Stockholm” by Bryony Lavery at 59E59; “The Killing Room” by Daniel Keene at Teatro Circulo; “Manmade Mistakes” by Danny Mitarotondo at Teatro Circulo; “Ride” by Jane Bodie at 59E59. He wrote and directed the short feature film Bridge; co-wrote and directed the TV comedy pilot Ensemble and directed the short film “Upstanding”. As an actor, he has also performed with the major Australian state theatre companies including Sydney Theatre Company in The Shape of Things and Melbourne Theatre Company in The Recruit. Screen credits include ongoing roles on the Australian TV dramas Home & Away, All Saints, Love Bytes; the feature films Ned, The Tumbler, Regretting Fish, as well as numerous shorts. He has performed as one of The Flying Karamazov Brothers and has trained extensively with the SITI Company.
